Interior Dry rot Damage

Water Damage Restoration

It is important to spot water leaks or exposure to moisture early before it grows to other parts of your house. Common locations where we repair rot damage are floors around toilets or tubs where the main causes are supply line failiure, toilet leaks and poorly installed bathtub drains. Many times we find rim joists in the basement that are affected by dry rot. Most causes are untreated lumber in direct contact with moist concrete, improper soil backfill on the outside of the rim joist, water intrusion from the outside and thermal bridging in poorly vented pockets that cause fungus to grow and turn into dry rot. We are local Rot Repair experts and will help you restore your house to safe condition.

Frequently Asked

Commonly affected areas include window sills, window trim, and sheathing where siding and vapor barrier and flashings falied and water itrusion occured. On interior parts of house commonly affected areas are subfloors under showers/tubs toilets and poorly maintained sinks.

Most definetly yes. Affected areas can easily extend far beyond the damaged wood surface and start affecting components such as sheahing, studs, bottom plates, floor joists, subfloor, and even structural support posts and beams.

Its is very important to determite the source of the water intrusion and do proper repairs before damage is done to costly structural members.

In most cases, dry rot causes more wood damage when compared to wet rot. Dry rot is more serious because it needs a smaller moisture content to grow and therefore can keep growing and extending to large areas until it iw properly treated and repaired.

Wet rot usually doesn’t spread past multiple building materials because it requires moisture levels above 50% in order to grow.

Yes. In locations such as basements or crawlspaces where natural moisture levels are elevated. Dry rot can grow and spread starting around 20% moisture levels.

In locations where natural ventilation can not perform well it is reccommended to use mechanical ventilation with built-in moisture sensors.
